Preparing a property for rental
In order to increase the return on your property investment and expedite the rental process, it is advisable to prepare the property before offering it. In coordination with the owner, Eden will oversee that the property is presentable and suited for today’s rental market which includes minor repairs of widows and window shutters (Trisim), any plaster or painting required, general cleaning and plumbing or light fixtures that need attention. Subdividing a property can also be arranged if required.

The best way to offer any asset varies with each property. Eden will recommend and organize any advertisement necessary to ensure the swift rental of your property and prevent any unnecessary “down time” between rentals.
Filtering and screening of potential tenants
Eden PM will manage the entire process of the tenant search. We will filter all initial inquiries and the screen all potential tenants. This allows the property owner the option to choose their level of involvement in this part of the rental process.

This begins with all the coordinating between the owner, new tenant and the lawyer and finishes with the contract being properly signed. Eden always strives to shorten this process in an effort to reduce any possible “rent-less” period for the owner.
24/7 customer service for question, repairs and emergencies
Eden Property Management operates a 24/7 customer service line for tenants to field questions or deal with any emergency repairs that might come up. As agreed upon in advance, Eden will deal with any issue that might arise and is almost always successful in leaving the owner completely of out the process.
Ensuring prompt payment of rent due and all bills
Eden will always make sure the tenants pay their rent promptly and can even personally deposit the rent check into the owners account on the day of payment. Additionally, we will make sure all the relevant apartment bills are paid in full on time. When the rental period is up we make sure all outstanding bills are paid in full.
Ongoing supervision of all aspects of the property
Eden provides its clientele close and ongoing supervision of the properties it manages to insure that everything tied to the property is in good order. Proper inspection and supervision prevents maintenance problems, identifies impending issues and preempts potential matters with the tenant. This includes both weekly scheduled visits to each property and spot checks as well for the duration of the contract period.
